As all building and structures vary, and some areas are inaccessible, the duration of mold inspections will vary between the 2 hour minimum, up to several days. Each additional hour will be billed $375 per hour accordingly. Square footage is not necessarily the only issue at play. In some cases, hidden mold growth may not be obvious. It is possible that mold may be growing on hidden surfaces, such as the back of drywall, wallpaper, paneling, the tops of ceiling tiles, the underside of carpets and pads. Possible locations for hidden mold may include pipe chases, condensate drain pans inside air handling units, porous thermal or acoustic liners inside ductwork, and roofing materials. If the building smells moldy, but you cannot see the source, you are dealing with hidden mold. The status of the building investigation should be openly communicated to the occupants. Occupant's perceptions of the health risk may rise if they perceive that information is being withheld. We can provide you with "sample' occupancy communication memo(s) as it pertains to the mold investigation, so that you can direct more time toward resolving the problem and less time responding to occupant concerns.
